You should never under estimate the amount of damage that water can do to your wood subfloor. Especially if this wood is underneath your bathtub. Five Things That a Termite Inspection Company Might Not Ever Say

I don't think that I've ever heard of a termite inspector, ever go to a home and not find any termites. Even if the home doesn't have any damage that is visible from the termites, it seems like it's always a good idea, to tent the home, just in case, for protection. Anyway, here's five things that you might not ever hear a termite inspector ever say.

1. Your house is free of termites. This means that there isn't, one termite on your property and the termite inspector isn't going to make any money. Let's face it, termite damage, whether it's visible or invisible, keeps these guys working.

2. Your house isn't going to fall down, if I don't do anything to stop the termites. I have seen homes, where termites have been working on them for quite some time and they still seem to stand up and function properly.

3. Termites don't eat much and I wouldn't worry about the damage. Most termite inspectors will tell you how much a termite in Hawaii or Africa will eat in a day, but doesn't seem to have an honest idea, how much damage they are doing to your home, if they can't actually see it.

4. Every one that works for our company, has at least 30 years experience, repairing any termite damage. Don't even get me started with this one.

5. We will replace all of the termite damage wood, back to its original condition. What they might say, is that they will replace the wood that is damaged by termites, that you can actually see.

There are plenty of great termite companies out there and this article was meant just to have fun with most of them. Termite damage can be a serious problem with some homes and I would suggest that you contact at least three termite inspectors, before proceeding ahead with any home repairs or use of chemicals.

Try not to forget, the only way that a termite inspection company will make any money, looking at your house, will be to find something wrong with it.

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

I used to have problems grouting tile, but after I read the directions, I became a grouting wizard. How to Protect Foundation Plumbing Pipes?

If you install any underground plumbing pipes, in your concrete building foundation, you will need to protect them, from the concrete. You can use a variety of products and the most common of them will be a Styrofoam wrapping that can be purchased at most plumbing supply stores.

Let's start with the waste pipes, that are made out of plastic. The concrete could actually start to put pressure on the plastic pipes as the concrete starts to expand and this pressure could actually damage your new waste pipes.

You don't need to wrap all of the plastic waste pipes, only the parts of the waste pipes that will be exposed or in direct contact any concrete, but you do need to protect every copper water supply line that will be buried under the ground or exposed to the concrete, with a plastic sleeve. These products can be purchased again at most building supply or plumbing supply stores.

If these pipes aren't protected properly, you could find yourself within a short time, repairing the pipes that are either inside of your concrete foundation or buried underneath your concrete foundation. Either way, this isn't going to be a good thing.

You definitely need to wrap a plastic sleeve around the water supply pipes that are going to be buried or in direct contact with the concrete. This is a must and most building departments will require your plumbing pipes to be wrapped, before it they will sign off on your rough foundation plumbing inspection.

However, for the waste pipes, you can actually use cardboard to protect them. If you're short on funds, why not grab some cardboard boxes, dismantle them and start using cardboard to wrap the pipes, with a little duct tape.

Build Deck Stairs in 3 Easy Steps With Adjustable Stair Brackets Vs Traditional Stair Construction

Adjustable brackets have many advantages compared to conventional stair building. With adjustable stair brackets, you can custom fit deck stairs into an exact area, forming any rise or run required. Traditional stair building is rigid and not forgiving. If you miscalculate or need to make some adjustments, then you have to throw out your materials and start all over again.

The adjustable bracket method also differs from conventional stair construction with its ease of installation. The automatic adjustable system only needs 3 saw cuts per stringer and you can make your deck stairs up to 7 feet wide. Only 2 stringers are necessary. No center stringers are needed at all because riser acts as a load-bearing joist, spanning across the stair between the two stringers, giving you stronger stairs. Literally, in 3 steps you can build deck stairs. With the traditional method you must custom cut, align and support several stringers as needed for the stair width. This requires a high degree of skill.

There's a lot less waste of wood too. With traditional stringers you cut away half the strength when forming the stair. Also, you don't have the frustration with math and all the mistakes that come from mathematical error with the new building method. In most cases, a simple adjustment will eliminate the error. This will save you a lot of time.

Adjustable brackets not only adjust, but are also approved as 'joist hangers'. This allows you to attach 2" thick risers that span across the stair like floor joists, every 10" or 11" between the two stringers. This eliminates the need for several center stringers running down the stair as in conventional construction. Since there are only two stringers, you also eliminate the need to align and attach several cut stringers in order to build your stair.

Another benefit to using brackets is that they provide 'code compliant' rail post support. According to the accredited testing, the brackets are used to provide rail post support for any type of wood stair which meets the code requirement for 200lb. Lateral load at 42". Conventional stair building doesn't have a good solution for this rail post attachment problem. If a big person presses on the railing in traditional stair framing, it can easily give way.

In addition to deck stairs, the brackets can be used for interior stairs: basement stairs, tongue and groove stairs, and even concrete formwork.

This is how it works:
Step one: Set the brackets on the two 2x6 stringer members using the spacers and pivot screws.

Step two: Remove spacers and rotate brackets to adjust stair height.

Step 3:Fix brackets in position, attach risers and treads.

Before you begin, determine the exact number of steps you need and exactly how wide you would like your steps to span.

Log Home Preservation Methods - Borate Wood Preservatives

Log Home BorateTreatments - the options and how and when to use!

One of the most important ways to protect your investment, your home, is to use a wood preservative on your logs. There are only two times that you can effectively use these products on your logs. When the home is built, before it is stained, or after cob blasting a finish off of your logs, before you re-stain. The wood preservative must be applied to raw wood, so it can soak in and dry underneath the stain.

All wood faces the possibility of rot and insect infestation, even in dry climates. Fungi and insects actually consume the cells of dead wood, often causing severe structural damage that often requires log replacement-a costly repair. We use Penetreat to help protect your home from costly damage of rot and insect infestation. Penetreat is a borate based wood preservative. Borates are well known across the world for their protective qualities. Penetreat provides a protective "shell" coating which helps defend your home against dry, wet, and brown rot, as well as termites, house borers, powder post beetles, and carpenter ants, (to name a few).

Borate is not toxic to people and animals. It will not harm you or your pets. Borates do not affect the natural color or strength of wood. They are completely odorless, and are not corrosive to metal fasteners, nails or screws. When a "Penetreat" home is properly sealed against moisture, the borates can provide many years of effective protective.

Impel Rods are a highly concentrated solid form, water diffusible borate rod. They are ideal for both preventative treatments of high risk areas and remedial treatments in areas with existing decay. The preservative will migrate into the areas of highest moisture, which are at the highest risk from fungal decay. The diffused Impel Rod will adequately and effectively prevent the wood from rotting and decaying because it will not allow the fungus that causes rot to grow. When moisture levels drop below 25 percent, the preservative becomes dormant and provides a reserve, ready to reactivate should decay conducive conditions reoccur. We feel that Impel Rods are an essential part of the protection of your log home, and include them as part of our prevention and restoration system.

Wall Spacing For Home Building

Remodeling and building homes over the years I have seen all sorts of stud spacing measurements in bearing and non-bearing walls.

How far should we space a framing stud in a bearing wall?

Most plans will give you this information. If you have a structural shear wall the plans will tell you what size of lumber to use at the plywood breaks. The normal spacing on a bearing wall will be 16 inches on center unless otherwise noted on the building plans. This is the most common spacing for studs in a wall.

How far can we space framing studs in a nonbearing wall?

I have seen studs spaced as far as 24 inches on center in a nonbearing wall. Over the years looking at the building code books I have found this to be acceptable for most framing applications. Do not confuse a nonbearing walls with a structural shear walls because there is no weight sitting on the shear wall.

Interior structural shear walls will require 16 inch on center spacing or less depending on the structural engineer and your local building department.

What are the disadvantages of spacing the studs 24 inches on center?

Using half-inch drywall with 24 inch on center stud spacing can give the wall a week or spongy feel. I have been in houses that have 24 inch on center's stud spacing and can actually push the wall and see it move. Using 5/8 drywall will solve this problem in your walls.

What are the advantages of spacing the studs 24 inches on center?

The only advantage in spacing the studs farther apart is the fact you will be able to save a few dollars on the overall cost of building or remodeling your house. I personally do not recommend this process because the savings is miniscule compared to the overall cost of building the entire house.

If you look on a measuring tape between 19 and 20 inches you will usually find a little diamond. This little diamond is another measurement for laying out eight-foot walls or floors. So instead of using 16 inch on center layout you can use 19 1/4 for stud spacing. This will save you an additional stud in your wall or floor joist every 8 feet.

Books on Home Building - Professional Advice

If you're a do it yourself or or a homeowner who every once in a while, once to tackle a small or large project but doesn't know where to begin, can gather useful information from home building books. I have been using these books for years and may have been worth their weight in gold.

I started my career working for my father and my father worked for his father as a Carpenter. Our job was to frame the house and we built a Lotta homes. I learned how to frame and developed some great carpentry skills from my father and working with other skilled carpenters. Over the years, if you're paying attention, even a monkey can figure out, how to assemble almost anything.

The only problem that I faced, was learning how to build the rest of the home. I would often ask questions to other building trades like plumbers, electricians, roofers and construction superintendents. Some of these people were helpful and others were not. When I was in my early 30s, I purchased my first book on home building. This book lead to other books and soon I found myself with more home building knowledge that my father.

I had about 50 books on home building and soon found myself doing large home remodels, with no formal education. I would attribute almost everything that I learned outside of house framing to books. These books have proven invaluable to me over the years and with a relatively small investment. I couldn't have spent over $200 purchasing these books but have used the knowledge from them to save myself thousands of dollars.

Buying a Vinyl Fence? Home Improvement Chain Store Prices Are Not What They Seem

You see them advertise on the TV every day, orange aprons fluttering down the aisles at Home Depot, "You can do it! We can help!?", the warm voice of Gene Hackman telling you "Lowes, let's build something together". These big names spend big bucks to convince you that if you want to improve your home you need to do it up big time at their big name, big box, home improvement chain stores.

Whew, that's a mouthful and in a lot of ways very true too. Except for vinyl fencing. Oh, they sell vinyl fencing and their prices seem to meet the big box standards but everything is not always as it seems.

One of the first questions clients always ask me is, "How do you compare to them?" or "Why was our fence more expensive then theirs?" (If it was more). I found the best way to respond was by simply telling the truth. Sometimes our prices were more and sometimes they were less but one thing was certain. We always delivered a higher quality product.

I have nothing against them and have even advised certain people that the H. I. C.S. might better suit their unique needs. For example, I had a guy who was flipping a property and needed the cheapest fence he could buy. He wasn't concerned with how long the fence would last, he just wanted to sell the property. I suggested, Home Depot.

The key to big box store shopping is to know, what you are getting for the price you are paying. I highly urge you to go and look at their fencing first hand. Feel it, touch it, push it and you will see that it gives quite a bit. The panels are thinner and are generally hollow with no internal ribbing and reinforcement.

They also utilize a bracket system which is an inferior way to assemble vinyl fencing and requires external hardware which distract from the clean lines of vinyl. Their fencing usually comes pre-assembled.

Oh, I hear you out there, "Isn't that more convenient?"

Yes, assembled sections do provide more convenience but always remember that lower quality residential grade vinyl fencing normally comes assembled, as fence panels, while prime quality commercial grade vinyl fencing always comes unassembled.

Why? To be able to ship your order more securely so you receive it, complete and undamaged. It also allows you the opportunity to personally attend to each stage of construction, insuring the lifetime strength and durability of your fencing investment.

Keep in mind that the slide and pop assembly of commercial vinyl sections are very similar to "legos", making them relatively easy to assemble. I, personally, am not a very handy man and I can tell you, from experience, they are not hard to put together.

One last thing to realize when evaluating prices between the H.I.C.S. and a vinyl fence dealer. The H.I.C.S. 's panel pricing, generally, does not include the costs of posts and caps. This is very misleading.

They get you in on the appearance of a lower price, which is usually for the fence panel only. Then they add in these costly but essential items at the time of sale. Right when you have reached that point when you are ready to buy.

Odds are, you usually carry on with the sale and find out the hard way that the posts and caps are where these stores make their money. Which is why they sell their fencing in six foot panels (rather then eight) as this means more posts and caps. You will of course, need posts and caps to assemble a vinyl fence. So when you're pricing various options, you'll need to add these costs into the total.

Wow! That great chain store price wasn't so fabulous after all, was it?

Think about it. If you are going to make a lifetime investment in vinyl fencing for your beloved home. The rule of thumb is that, quality always trumps economy. In the long run you'll end up paying less for a whole lot more.

What to Watch For If You Buy a New Furnace

If you receive month after month of high energy bills, your first instinct might be to panic. Actually, it might be to search for energy saving tips. If your bills are still high, the next logical step many homeowners take is to assume the furnace may need to be serviced, or worse, replaced.

Also, be aware that the ducts might need to be repaired or replaced, depending on the furnace. It makes no sense to have a high efficiency furnace if the ductwork is bad or in need of repair. Once again, that is extra.

When the contractor walks through your home and gives you an estimate for a new furnace plus installation, ask for a breakdown of the costs. Ask what he plans to do. And definitely ask about the efficiency. I would definitely get more than one opinion as mentioned before.

Furnaces are usually installed rather quickly, especially in the colder months. Most of the time, for a straight forward installation, the technician can have the unit installed in as little as a day, possibly with a return visit to tidy up, tune up, or perform related work. Of course, if ducts have to be replaced or wiring has to be done, the estimate increases from there.

Now that said, a new furnace / any HVAC work done recently (the last 7-8 years) will add value to your home and make it more attractive to potential buyers, as well as more comfortable for you.

How To Repair Holes From Door Knobs - Home Tips

Fixing holes in your wall can be a challenge if you have no idea how to repair the wall or even how it is built.

Have you ever slammed a door shut because you were a little mad a something of someone. Well now have you ever slammed a door open a little to hard and then hearing a sound like something just stuck to the wall.

Well now that would be the sound of your door knob going through the drywall or plaster. Oh crap now what do I do. And don't try to blame this one on the kids either. Right about now you are wondering how in the heck am I going to repair this and not let it happen again.

You should have a nice round hole in the door. Try to remove the piece of drywall without it falling into the wall. After you get this piece of drywall out set it to the side for possible reinstallation. Now get a measuring tape to see if the wall is framed with 2 x 4 or 2 x 6.

If the wall is framed with 2 x 4 it will measure three and one half inches in between the drywall or plaster. If it is a 2 x 6 framed wall it will measure five and one half inches in between the drywall or plaster.

We will use the 2 x 4 wall for our example on fixing the hole from the door knob. Cut a piece of 2 x 4 about 5 inches long and taper both ends of the 2 x 4 so you will be able to slide the piece of wood into the damage hole.

When you slip the wood into the hole set it on edge and screw the sides into the drywall. This will hold the2 x 4 in place. Next reinstall the piece of drywall you removed and screw it into the drywall. Now for the secret to finishing the wall.

Go down to your local home improvement store and purchase a round rubber door stop that glues onto the wall. These rubber and sometimes plastic door stops will be about 6 inches in diameter and work great for these holes.

You could also buy a few more of them to protect the walls from big bad door openers.

Recovering From a Failed Home Project

Everyone has a home project haunting them from their past. The objective was to upgrade their existing home, but it just didnt turn out the way they originally envisioned. When this happens, what do you do now? I always smile and say Punt! In the real world we cant punt, but we do have choices. One solution is to make it a work of modern art or the more common decision is to fix the problem and finish as planned.

Lets assume you have all the correct tools and are skilled on how to use them. If you are having problems using your tools, you might want to find a contractor to fix your project. So what was the original problem that caused your project to fail? I can answer that in a few short words for a large majority of failed projects, lack of correct pre-planning. The really comical thought is that to discover the problem on your failed project is the same process as doing a proper pre-plan.

The purpose of this article is to explain a concept so we will use an extremely simple problem, however the process will work on all types and sizes of projects. You just installed a new sink in your master bathroom. The color and texture and size are all correct but for some reason it just doesnt line up with the existing countertop and wobbles from end to end. Along the way you must have forgotten a step or took a shortcut to have caused this. The way to fix this problem is obviously to pull the sink out and figure out how to install it correctly. Before you do this, do a work breakdown structure (WBS). This is a common pre-plan task all good managers working on high dollar projects use. This is a practice that also applies to home projects and is a useful way to find your fix. A WBS is exactly as it states, your work broken down and itemized creating a structure and path to follow.

Start at the top of your paper pad and state your objective. In our example we will use Install a new sink. Then we divide that objective into deliverables. In the sink example I write; purchase the sink, remove the old sink, prepare countertop, and prepare plumbing. Next we have to further divide these again into assignments. Assignments are action items or tasks. The following is how I would write this using our example of the new sink.

Install The New Sink

  • Lay the sink in the cutout
  • Anchor the sink
  • Hook up plumbing

Purchase the sink
  • Gather existing sink dimensions
  • Window shop stores for new sinks
  • Decide on new sink that fits dimensions
  • Shop for best price
  • Purchase sink

Remove Old Sink
  • Turn off the water source
  • Unhook all plumbing
  • Release sink anchors attached to countertop
  • Remove sink

Prepare Countertop
  • Make sure the countertop will support the new sink
  • If necessary install additional support
  • Make sure cutout will accept new sink
  • Adjust cutout if necessary
  • Make a clean surface on which to rest the new sink on

Prepare Plumbing
  • Measure the sink drain and faucet connections
  • Record existing plumbing dimensions
  • Prepare plumbing to accept new sink connections
  • Proper length of pipe
  • Have Teflon tape available for plumbing re-install

Now we have our tasks. Reading through our example, I see that I did not measure the proper length of the plumbing drain pipe causing the sink to wobble and not fit securely. This is a very simple example but it illustrates the concept that a proper pre-plan and diagnosis will allow you to accomplish a correct fix instead of a fix that just hides the actual problem. Applying this concept to your more difficult projects around the house will help identify the possible problems and solutions before you even start.

Sources of Heat Loss in the House

There are three main sources of heat loss in the house that when fixed may save you up to $500 per year. One source of heat loss that you may not have considered is the fireplace. Some homes have an open fireplace that is certainly just like leaving a window open. Warm air escapes through the chimney, which acts as a funnel, drawing air up and out. Even if you have a firebox installed into your fireplace and the gaps all around sealed, there is still the damper.

The damper creates an airflow without which the fire could not burn, but when there is no fire going, leaving the damper open is like leaving a window open. In fact, you could lose up to 30% of your air conditioning heat through the damper.

Not all houses have an attic, but many do, so if you have access to your attic by means of a folding stair, the ceiling and insulation will have been removed to install it. How to Get an Extra Room Without Extending

Want an extra bedroom but can't extend? You may already have all the space you need.

Creating a new room from the space you already have can be a low-fuss way to make your home more practical - or more luxurious. Some of the most popular additions include another bedroom, an en suite, utility or dressing room.

You could even increase the value of your house, too!

The projects and permissions

First you need to check if you have enough space. There are no official guidelines to the minimum size of a room, but you need to be practical. For an en suite shower room, you'll need at least 180 cm x 80 cm.

What's involved?

If your original room is big enough, you can divide it into two by putting up a partition wall made up of plasterboard nailed to both sides of a wood frame and skimmed with plaster. Or you can carve out a space from two rooms to create a room in between. Before you knock down any walls, you'll need to call in a structural engineer to check if they are load bearing.

What permission do I need?

Contact your local building control department to ensure that your work meets safety regulations. If you live in a conservation area, a listed building, or need a window fitted to an external wall, you'll probably need planning permission, too. Check with your local council.

7 Mid - Winter Energy Saving Tips

Now that much of the country is in the depths of winter, it is a great time to think about those energy saving do it yourself projects you did not have time for in the fall.

1. The first place to start is with your thermostat. Did you install a programmable thermostat? If you didn't, do it as soon as possible. If you did, now is a good time to reevaluate the programming. Take some time to really think about when everybody gets up in the morning, when they leave the house, when they get home and when they go to bed. Take the time to learn how to program the thermostat to get the most out of it.

2. Next, go around the house to each window and door and feel for the cold. You might even bring a disposable lighter with you and check for drafts. Did somebody open a window and forget to lock it tight? Is there a draft you didn't notice before or get around to sealing? Plastic film on the windows can stop drafts and adds an extra layer of insulation even if you don't have drafts.

3. Check the insulation in your attic. Often the area where the roof meets the floor of the attic (soffit) is the area most over looked. Nobody wants to crawl in that tight space but it is a common place for heat to leak up from downstairs. Then turn on the lights downstairs and leave the attic lights off, do you see any light? If you can see light, heat can see a way to escape. Always wear gloves and a mask over your mouth and nose while working with fiberglass insulation. Also, use baby powder over your body, it helps keep the glass fibers from getting in your skin. If you do get irritated from the insulation take a cold shower to wash it off and keep the fibers from getting deeper in your pores.

4. Is your hot water heater turned up too high? In our house everybody takes a shower in the morning. The first one up turns up the hot water heater and when the last person is finished the hot water heater is turned down for the next 22 hours or so. Also an insulation blanket on the hot water heater can save a lot of energy, especially if it is down in a cold basement.

5. Don't leave the bathroom fan on endlessly, as it is exhausting all that steam it is also exhausting all your heat.

6. Wash your clothes in cold water whenever possible, there are detergents specifically designed for this.

7. At the hardware store, for a few dollars, you can buy little insulation pads for light switches and outlets. Go around to all your light switches and outlets that are on exterior walls and insulate them. Another trick while you have the cover off the outlets, take a pen and mark the circuit breaker number that corresponds to that switch or outlet. This will save time and headaches next time you need to shut that breaker off.

The warranty game, is the most over used sales tool in the industry. The most advertised, yet the most misunderstood, part of having structural repair work done on your property is the warranty. You will see "Lifetime Warranty" or "Lifetime Transferable Warranty" or even "Longest Warranty in the Business". What does this mean? What is the warranty worth? The number one piece of advice about warranties - Read It! If the salesman does not have a copy for you to read, tell him to go get one. When it comes to Lifetime Warranties, be careful. In some states a "lifetime warranty" is 7 years, some states it is 11 years and then some states it is for the life of the structure. Why would a lifetime warranty be 7 years? This can be the case because, according to a general law enacted by some states, the standard life of a service is 7 years. In these states your lifetime warranty is not as good as the others guys 10 or 15 year warranty.

Limited Warranties are standard in foundation repair. "Limited" means that the only things that are covered are the things that can be affected by the work that has been done. You still want to read this type of warranty and understand what is covered and for how long. Don't forget to ask if there are any fees required before the contractor will honor his warranty.

A manufacturer's warranty of their products is the number one item that you should be looking for. If the individual installer goes out of business, there will still be someone standing behind the products you purchased. The best of these manufacturer's have very simple and comprehensive warranties for their products. One specific manufacturer has a three part warranty form that states exactly what is covered and for how long. One copy goes to the installing contractor for his records and the other two go to the property owner. The property owner then submits one of their copies directly to the manufacturer so there is no doubt that it has been filed. Simple and effective.

Warranties should not be difficult, they should be readily available and straight forward. They need to state what is covered and for how long. If a foundation engineer has been hired to design and supervise the installation, and he recommends a product that a quality manufacturer will supply, there should not ever be a warranty issue in the first place. If there is, call the engineer first, the contractor second and lastly the manufacturer. Your issue will be resolved, and you will be happy.

Don't play the warranty game. Hire quality people to work on your most valuable asset and rest assured that you have taken the correct steps in getting what you pay for.
