10 Tips To Get You Through Your Kitchen Remodel

Most everyone wants a new kitchen but few people realize the work and inconvenience that goes into a kitchen remodel. A big remodel can take months and you wont have access to the room while the work is going on. 1. You will need to set up a temporary kitchen in another part of the house. Make sure it is a convenient location with have access to water and a space to keep food cold as well as a place to heat up meals. Sometimes portable appliances like a crock pot or electric frying pan and a small dorm fridge and microwave work good for a temporary arrangement if you will be replacing your old appliances.

2. Make sure you really think about how long the job will take. Most jobs run take longer than expected. This can be frustrating for everyone, so its in your best interest to set a realistic date and that way you wont be disappointed.

3. Make sure you know what you are going to reuse. Whether you do some of the work yourself or hire it out make sure that it is very clear what things are going to be reused. The cabinets, counter tops and flooring can become damaged during a remodel and if you are planning on reusing them this can be a huge problem and expense. Remember to be careful around these reusable items.

4. Make sure you seal off the room properly so you dont get dust and debris all over the house. If you have hired someone to do the job, they will probably know just what to do but if you are doing it yourself, invest in some plastic sheeting and make sure you secure it around the doorways as good as possible.

5. Get everything out of the kitche. Box up everything that will not be used in your temporary kitchen. Label the boxes and store them out of the way.

6. Remove anything that isn't nailed or screwed down. This includes drawers, lazy susans, spice racks, wall clocks, ornaments, etc. Place a protective cover over anything that must remain in place while you work.

7. Make arrangements for the removal of any refuse that may accumulate during the remodeling. if you must rent a dumpster, do so in plenty of time or have a pick up truck on hand for hauling the rubbish to the dump. if you plan to salvage the old cabinetry for a workshop or donation to a charitable cause, have a place ready for them to go as you take them out of your work area.

8. Think safety and remember to turn off all utilities b efore removing any major appliances, turn off all utilities. This can be done at the individual shut off valves for gas and water. If there are no shut off valves, you will have to turn off the main valve. The main gas valve is usually located near the gas meter. Remember that, once you turn off the gas to the whole house, ALL pilot lights will have to be relit before they will work again. Without careful planning you may find yourself without hot water when you're ready to clean up after a hard day's work.

9. In older homes, the wiring may have been modified over the years and it may not be clear which circuits or fuses control specific areas. If you are unsure, turn off the main power or get professional assistance. Never take a chance with electricity! In addition, tape over the breakers so they won't be turned on inadvertently. If you plan on upgrading your electrical system and adding new outlets and fixtures, it will be necessary to dismantle all existing outlets and fixtures.

10. Remove all light bulbs. Then, dismantle each fixture by using a screwdriver to unscrew the plate and the receptacle and pull the receptacle out of the box. Put wire nuts on any exposed wires for the interim. The bare copper wire is the ground and does not need to be capped.

Shocking Garage Construction Plan Secrets

Most gates types used in garage construction plans are often designed with in view the ordinary garage needs. Most are either roller-door type or manual, outwards swinging doors.

If you plan converting to a garage barn, there is a large choice of barn-style doors for garages. These are normally either carriage doors or side-hinged doors. You also can choose between single, double or triple garage door sizes. You can also choose either manual or automated garage doors.

If you have a manual garage door and wish to automate it, you will have to budget for the cost of an opener mechanism, which consists of a control box (with can come with an optional backup facility), two motor units, as well as the wiring.

Judging on all the garage opening mechanisms I have seen on the market, the brackets generally extend to about 250mm backwards. Unless you have a very large garage, I am sure you do not want the mechanism to swing inwards to open you garage. In fact and quite unfortunately, most opening mechanisms normally open inward - and not outwards, as should be the ideal in a garage construction plan. Ideally, you want the garage door to open outwardly, not the opposite.

The only option to get that is to place the mechanism outside of the garage, which is not a particularly brilliant idea. If you choose the place the mechanism outside the garage, not only you expose it to tampering but also it is not very aesthetic. The mechanism's box can also become a hazard for yourself and other pedestrians. It becomes obvious at this point, that using the normal gate opening mechanism to automate your garage barn door is a little more complex than you may think.

I have personally opted for outward-swinging garage doors and the drive is mounted on the back of my pillar. The mechanism's arms are a little longer than the inward-swinging type (which as I mentioned are not very practical in a garage configuration). I chose the outwards-swinging model because it was the only reasonable option available to me given the limited space in my garage plan. For a garage construction plan such as the one I was using, this issue was not really material.

My suggestion here is to ask the gate-opening manufacturer to mount the swinging arm in the middle of the gate rather than the edge. My experience is that this configuration often works better.

As far as the garage doors concern, they often consist of two stiles, three rails as well as a pair of braces each. These run upwards from the lower outer corner to upper inner corner of the bay. The doors can be made out of timber or simply welded from steel, and then clad with your choice of timber or metal.

If you are using a garage construction plan with a double door configuration, use a proportionately big motor to open it. Remember too to look after it in order to keep the garage door in excellent working condition.

You must understand how you plan to fuel your burner before choosing a particular make to install or even going ahead with the project at all. Solid fuel is heavy and bulky and the costs to transport it any distance can quickly mount up to the point where any potential cost savings have vanished.

If plan on using an automatic fuel loading hopper (for wood pellets or sometimes wood chips) then it is even more important that the fuel store be located in proximity to the burner.

Point 3

A wood burning stove requires a flue lined with a vent material suitable for burning wood fuel. If you already have a chimney then it is possible to have this fitted with a lined flue suitable for a wood burner, but factor in this extra cost. If you don't have a suitable chimney then you will need to consider where you might be able to have a flue installed, bearing in mind that you might well need to also comply with planning and building regulations.

Point 4

Wood burning stoves are most efficient when working at full capacity, in other words burning fuel at a fast rate rather than gently smouldering. This presents an obvious dilemma in that a fast burn will typically produce more heat than you really need or desire, but shutting the fire down then means that no heat is being generated.

A common solution to this is installing an "accumulator" tank - basically an insulated hot water cylinder on steroids. This plays the role of a "heat battery" that accumulates the excess heat from a fast burn so that it can be released as required over several days in the form of hot water to the household radiators and for bathing.

As a side note, many people who install solar power and heat collection also install an accumulator tank to trap useful heat in the same way as they store solar electricity using deep cycle batteries. The two systems, solar and woodburner, can easily share an accumulator in order to optimise energy savings.

Point 5

There are more regulations and items of legislation covering the issue of domestic heating than you could shake a stick at. Then there are the carrots - the grants and assorted incentive schemes that could significantly reduce your installation costs if you know what's available and how to apply.

What Is Medium Density Fiberboard

Medium density fiberboard, also known as MDF, is type of wood that is similar to particleboard. It is made out of wood waste fibers glued together with resin, heat, and pressure. Creating your own electricity and generating your own power has always been one of my dreams. Supplement to Installing the Corner Bead

How do I get Bubbles and Wrinkles out of My Corner Bead?

It seems there are a few concerns from people installing the corner bead on their projects. This is a normal complaint from most anyone who is a first timer at installing corner bead. Don't worry, you can install it like a pro.

First and foremost, NEVER use Screws! Screws cause more bubbles and wrinkles in the corner bead and WILL inevitably leave you unsatisfied with the finished project. The reason for this is that whether you use metal corner bead or plastic, screws can twist in too tight and rip through the corner bead.

If you use a screw gun the screws will almost always go in too tight. If you want your corner bead project to take you weeks to finish, then you can use the old hand and screwdriver method therefore, you can be really careful not to screw the screws in too tight. One of my favorite sayings: save yourself a dime, do it right the first time.

Nails are the best thing when using corner bead. Everyone has their own likes and dislikes. I prefer to use only metal corner bead with nails. The best nails to use are 1 x 1/8 inch sheetrock nails. I have found over the years that metal corner bead with nails is the easiest to use and makes a cleaner finish.

If I am training someone and there is a need to take the corner bead off and do it again, the piece of corner bead that is damaged cannot be reused but, it can be cut away and a good piece put in its place. I have found that metal corner bead is easiest to do this with. There is less damage to the sheetrock than if using glue and, it seems that more of the corner bead is damaged if using plastic corner bead. More oft than not, things do not need to be redone, but I don't like to be put in a position that makes unnecessary work. Who does?

So, after measuring your corner bead apply the corner bead to the corner making sure the edge of the corner bead is flush against the ceiling. Starting in the middle of the corner bead on either side, is where you want to stick your first nail. As it is the middle of your project, you may want to put a nail on the left side and the right side but it is not necessary.

You can either work upward to the ceiling or downward putting in the nails in an alternate fashion staggering the nails from one side of the corner bead to the other until you reach the top. If You get bubbles or wrinkles and cannot smooth them out while nailing, then you can just stick a nail in the stubborn bubble and it should be fine. Always start in the middle of the corner bead and work one way or the other. This allows the bubbles and wrinkles to be pushed outward as you nail.

If you are using a crimper, make sure you are using the right one. If you are using bullnose corner bead then use a bullnose crimper. If you are using regular corner bead then use a regular crimper with mallet.

Also note, that if you use plastic corner bead you cannot use a crimper. This would be apparently obvious to some, but to others it is not. Therefore, without any disrespect; you can only crimp metal. You cannot crimp plastic.

When applying your second piece of corner bead to the same corner, make sure they do not overlap. Make sure they butt up to each other nice and tight. This will cause less work for you in your upcoming steps of taping, mudding and sanding. And, you will much appreciate your diligence in paying attention to the little things that matter big.

Last and most importantly of all, Make sure you have a double meat hoagie, chips and a beer because you will be proud of a job well done.

Great Books for Home Building

If you're a do it yourself or or a homeowner who every once in a while, once to tackle a small or large project but doesn't know where to begin, can gather useful information from home building books. I have been using these books for years and may have been worth their weight in gold.

I started my career working for my father and my father worked for his father as a Carpenter. Our job was to frame the house and we built a Lotta homes. I learned how to frame and developed some great carpentry skills from my father and working with other skilled carpenters. Over the years, if you're paying attention, even a monkey can figure out, how to assemble almost anything.

The only problem that I faced, was learning how to build the rest of the home. When I was in my early 30s, I purchased my first book on home building. This book lead to other books and soon I found myself with more home building knowledge that my father.

I had about 50 books on home building and soon found myself doing large home remodels, with no formal education. I would attribute almost everything that I learned outside of house framing to books. These books have proven invaluable to me over the years and with a relatively small investment. I couldn't have spent over $200 purchasing these books but have used the knowledge from them to save myself thousands of dollars.

For most people seven to eight hours of sleep is ideal. Of course, some people can function well with fewer hours depending upon their makeup. The key thing is to know when you clearly aren't getting enough and to make adjustments. Sleep is the time that our bodies use to rejuvenate itself. It is hard to feel relaxed when we're exhausted from a lack of sleep. Proper sleep is CRITICAL for the caregiver.

4. THE ART OF THE BATH.

Taking a good bath has given way to the quick shower for many people. But nothing can beat a long, hot soak for the ultimate in quiet time, reflection, and relaxation. Light some candles, diffuse some essential oils, put on some relaxing music and simply go "ahhhhh."

5. FOOD FOR FUEL.

You are what you eat. Garbage in. Garbage out. Plug yourself with junk and non-nutrient rich food and it is going to be hard to feel 100%, let alone relaxed and refreshed. There are scores of books on proper eating. Pick an approach that works for you and stick with it. Intense caregiving is not the time to give in to junk food.

6. GET YOUR HOUSE IN ORDER.

Feng Shui is the art and science of placement. The basic premise is that our home is a mirror, a metaphor for our lives. If you're saddled with a cluttered home, then it actually weighs on your subconscious, making it difficult to feel truly relaxed.

7. CH'I ENHANCERS.

Surround yourself with ch'i enhancers. Ch'i means life energy in Chinese. Ch'i enhancers are those things that make us feel relaxed, happy, and peaceful. Wind chimes, water fountains, soft music, and fragrance are all wonderful examples of the enhancers. Get the blood flowing. Volumes have been writing about the benefits of exercise. The net of it is that we actually increase our capacity to go about our daily chores by exercising, and therefore feel less stressed. When we have accomplished our tasks in a timely and fit fashion, it is a lot easier to feel relaxed. With care giving there always are lots of things to be done!

10. MEDITATE AND PRAY.

Silence is indeed golden. Sometimes we become hyped up over a problem simply because we haven't taken the time to be quiet and still. It's amazing the answers I get when I stop and turn off the inner chatter. And no matter what your religious belief, praying to a higher power can certainly take the stress out of a situation and make us breathe a sigh of relief knowing that it will turn out for the best in the end. Reflexology, massage, and healing touch are excellent ways to get into a deep meditation. As a caregiver you simply MUST find some quiet time for yourself.

Keep Your Windows Sliding - Home Tips

If you're having problems with your Windows opening and closing, you can apply a little wax on the tracking. It's been a long time since anyone has used this trick, I thought I would share it with homeowners and professionals alike. My grandfather was a master Carpenter and he always had a small candle in his nailbags or toolbox.

I personally have tried wax, grease, silicone lubricant, oil, vegetable oil and wax seems to work about the best. I sprayed silicon lubricant on my windows and within a few months there was a nice collection of dirt, where I had applied the lubricant on the tracking and it was gummed up around the operating parts of the window. The dirt eventually made the window harder to slide and needed to be disassembled, cleaned and reassembled.

I've used silicon lubricant on quite a few things and had the same results. Wax can also attract dirt but somehow doesn't seem to collect as much of it as oil, grease and other lubricants.

Wax used as a lubricant often works best on horizontal sliding windows, these are windows that slide right to left and you will need to lubricate the tracking that the wheels roll on. Some windows have teflon inserts on the section of the window that slides. Either way you can apply the wax to the bottom of the window track and soon you will have a window that slides back and forth with ease.

If you apply the wax and it doesn't help the window slide easier, you could have a problem with the rollers on the window, teflon inserts or the tracking. Sometimes the window tracking and rollers just need to be cleaned in order for the window to slide effortlessly.

Walking a Home Site

Know what you're buying

With over 40 years in the business of building custom homes I like to think I've seen it all. My first interaction with someone that is looking to build a home is usually when they are in the process of looking at lots or land to build on. Very often, as the builder, I'm consulted on the clients lot choice and enjoy helping them evaluate different home sites.

Before we get to know each other the first reaction from the client is typically, "Come on, whats the big deal?" when we talk about lot choice. Very often these folks have no idea of the potential legal issues, future resale value problems, and un-fixable problems and headaches that can come with purchasing a piece of land. Very often the assumption on buying a lot is: Make sure it's in a good location at a good price and you're fine! Nothing can be further from the truth.

Heres a quick story that is true. I knew a guy who had purchased a good sized drop off lot, several acres, a bit out in the county. It was a beautiful spot with lots of trees, no one around him, lots of privacy and well off the beaten path. He did his homework, checked out everything he was supposed to, and he got a great lot. So far so good. He had owned it for several months and approached me to build him a home. We met up at the office and he brought along his draft floor plans and a plat (drawing) of the lot. We chatted for a bit about where he wanted to situate the home. The lot was rectangular in shape and he was talking about placing the home at the front of the property, somewhat close to the road. I asked him, while looking at the plat, what was on the back half of his lot. Just trees, I think. he said. Youre not sure? I asked him with a raised eyebrow. Well no, see its really over grown and tough to walk through. The guy owned a couple acres of land hed never even seen! This was a very intelligent guy who simply didn't see the need to walk the property! We made plans to meet again the next week and I encouraged him to walk the whole thing in the mean time.

A few days later I get a phone call from this client. Turns out he took my advice and, after putting on some old cloths, he walked his entire lot. And towards the back lot line, hidden in plain sight, was a big gardenand not a flower garden. Were talking about a certain weed that is illegal to grow and own pretty much anywhere in the US. Not one or two plants but a full blown, cultivated and fertilized growing operation roughly half the size of a football field! Whoever was growing this stuff had apparently been at it for a while and they had tools and bags of plant food and all sorts of things around.

Can you imagine if someone else found that instead of him, like maybe the cops or his kids? That would be one heck of a thing to try and explain. Luckily he was able to call in the police and get it out of there. We had a heck of a laugh about it, and we still do, but it could have been a very serious and bad situation. He owned the land, see?

When looking at lots dont judge from the road. Get out of the car and walk the whole thing. Bring a pair of boots with you if need be. The above example seems crazy but it really happened in a good area on a nice street. Keep in mind that once you own the land you pretty much own anything on it, or buried beneath it. Other things to look for, beyond illegal drugs, are trash piles and old dump spots (especially 55 gallon oil drums), signs of illicit gatherings, busted down old cars, kids tree forts or hunting stands, and more.

Really keep an eye out for old pipes and pipe caps on a piece a property. If there is already pipes sticking out of the ground chances are there was a building there in the past and/or there may be an old oil tank in the ground. With all the environmental regulations on toxic materials you do not want to be stuck dealing with a rusty and leaky oil tank on a piece of land youve just bought. Dont get caught with a bad lot take the time walk the entire thing!

It might also be a good idea to ask them how much would be their charges if you yourself buy the needed materials and provide them. Plumbers normally obtain their products cheaply, so that they can make some money as the middle-man by supplying these goods. However, it isn't often very different for you because it won't be possible for you to get those products at the same price. If rudimentary research reveals the chosen people are cheating you by requesting a greater sum than they should for the goods, then you should definitely find a different plumber. Chances are that if he's ripping you on one end, he may be doing the same on the other ends too. Also make sure that the materials used are of high quality, as low quality materials can become a problem soon.

Exterior House Painting

Spring is just around the corner and this article is all about giving the exterior of your house the paint job it deserves. As a professional house painter I would like to lay out five important tips that most people get wrong when painting the exterior of their home.

#1.) House Wash - I like to give the house a good wash before I paint it. I don't wash all four sides at once though. I usually do just one side (the side I plan on painting first) at a time because I'm going to be there for a week or two anyways probably. That way by the time you get to the next side there isn't a bunch of webs or sand or dirt built back up.

#2.) Choosing Colors - Some houses you drive by have weird colors. This is because they picked colors from a fan deck. For best results you should use an exterior house color brochure. Its coordinated color schemes help you to choose normal standardized colors. A standardized color chart will have perfect color matches that you should pick and choose from. Especially if doing two or three color schemes, you want a professional color-coordinated exterior brochure. These brochures are usually found at any paint store.

#3.) Use Quality Paint - I always use name brand paint on all my exterior house painting jobs. Why use inferior paint and waste all that hard labor? Especially if you are paying someone else to do the painting. I like Benjamin Moore exterior house paint. They have good time-tested exterior paints and primers.

#4.) Latex vs Oil Base - I always use latex paint on the outside or exterior of a house. Oil base or Alkyd coating tend to crack and peel. Latex paint can breathe and stays flexible. It lets the moisture out of the house. Oil base paints cannot. That is why you get cracking and peeling.

The only exception is when the you have bare wood. You want to prime it with an exterior alkyd or oil-base primer. Bare wood can cause "bleed through" stains that you can not block as well using a latex primer (Although nowadays some latex primers are actually getting good at stain blocking). But the main thing is that you want to use latex paint on your house's exterior and you want to use a good name brand exterior paint. Especially if you're a house painter and you're doing it for a homeowner. Don't show up on their door step with average name brand paint. People want the best.

#5.) Oil Base Stains - If you plan on staining your house there are many excellent exterior latex stains. Especially solid body stain. Solid body stain looks like regular paint except it's made for rough wood siding. Now if you have a natural wood color siding you will want to use a "semi-transparent" stain that is oil base. I would use an oil base stain in this instance because the oil base stain can permeate down into the natural wood. This is something that should be done every few years to keep the sun and elements from deteriorating the natural wood look. A quick one coat to protect the natural wood siding is best.

Humidity and moisture in your crawl space can often lead to a serious problem for homeowners not using a crawl space dehumidifier; wood rot. Wood rot, also called wood decay, is caused by microscopic organisms that belong to the fungi group. These organisms are what cause the wood to actually decay.

There are several warning signs to alert you that moisture may be damaging your home: excessive condensation on windows, blistering or peeling paint, discolored wood surfaces, splits across the wood grain, mold spots, musty odors and standing water in your crawl space.

If you notice any of these warning signs, you need to determine where the moisture is coming from. Check for plumbing leaks, roof leaks, debris filled gutter and downspouts, foundation cracks and poorly graded soil that drains towards your home. In your crawlspace, look for mold stains on the foundation walls and/or puddled water.

Moist, humid air from your crawlspace increases the moisture content of the wood in your home, making it vulnerable to wood rot. By installing a vapor barrier and a high grade crawl space dehumidifier, you can protect the value of your home.
